What a house clearance
with John actually involves
What’s included
He takes everything you point at, bar the short list below:
- furniture, beds and mattresses
- boxes of the small stuff
- the garage and outbuildings
- the loft, if you want it done
White goods go on the same van. Booked on their own, white goods are £30 each: cookers, washing machines, tumble dryers, fridges and freezers. John does the lifting, the stairs and the carrying, then sweeps through. If a solicitor or landlord needs a waste transfer note, they get one. Smaller than a house — a few bags, a cluttered garage floor? That’s rubbish removal, priced from a photo in the same way.
Estate and probate clearances
In Scotland, probate is called confirmation. It is the court document that gives an executor authority to deal with the estate. You might be family, the executor or the solicitor acting for them. Either way, the house is cleared when you are ready:
- John prices it from photos or a walk round.
- He works round whatever the family has already taken.
- He leaves a waste transfer note for the estate file.
- Anything of value that turns up is put to one side, not thrown out.
End-of-tenancy clearances
Moving out, and the flat has to go back empty? John takes it all:

Landlords and letting agents

That paperwork matters. North Ayrshire Council’s own bulky uplift page says private letting owners and letting agents operate commercially and have a duty of care for waste left at the premises. A registered carrier is the route. One number covers every property on your books.
Hoarded homes, without judgement
People search for it as a hoarder clearance. To John it is a house that needs emptying, and it gets the same care as any other: no judgement, no lecture. It might be your own home, a parent’s, or the home of someone you support.

What John won’t take
He won’t take hazardous waste, such as asbestos, chemicals and gas bottles. Soil, rubble and hardcore are not refused, but they are heavy, so they are priced on their own. Mention them when you send the photo. If anything else can’t go on the van, John will tell you when he sees the photo.
Why not just book the council’s bulky uplift?
You can, and for a handful of items it may suit you fine. But it is not a clearance. It is a set number of items, carried out to the kerb or the boundary by you.
- South Ayrshire caps a booking at seven items, wants them kerbside by 6am, and counts a corner sofa as two.
- North Ayrshire takes sofas and other upholstered seats as a separate booking with its own charge.
- East Ayrshire prices sofas and suites separately from its standard item rate.
